View Full Version : Should I buy a house that was a marijuana grow up?

There is a house in vaughan that is on "special" because it used to be a grow up operation. The floors and walls are all gutted with no kitchen and nothing appealing to the eye except for the curb appeal.

The discount is about 150k off 450k typical price.

Mold is always a huge issue with these houses. The huge amount of moisture in the air leads to mold in the gyproc, studs, attic, almost everywhere.

If it's been gutted and treated for mold, you still end up with a house you need to spend a lot of money on to renovate.

Also I wouldn't feel good about living in a house with that history.

Because it is too expensive to clean and make safe.

Even with all the cleaning and scrubbing you may not even be able to get insurance on the property.

Not worth the risk.

Yes if you can afford to fix it up and get all stop orders removed.

#1 make sure hydro can be hooked up, otherwise you are looking at a $30,000-40,000 fee. Or if old owner responsible.

#2 you will be getting mold specialists in, cost anywhere from 5k upwards 40k dependand on amount of work required.

#3 you will be reinsulating whole house again ass mold damages it

#4 you are starting from scratch and just a frammed house

#5 you will be replacing HVAC system

So in end will cost around 200k+ to fix. But look at it carefully as if neighbour hood houses are going up in pricing coudl be good investment.
