Just so you know, the bank is obligated to make a good faith attempt at selling these at the current market/area value. In my specific case when I was looking to buy one they weren't even considering the house needed a new AC/Furnace/Window. They are also a royal pain to deal with... banks don't seem to like to negotiate as much.
