my friend moved into his brand new house 7 monthso ago. However, he helps out a co worker by rent one of the room to him. But , he dirty up the brand new carpet, using my friend's dishes without bringing in down to wash it(stock piling many dishes in her room). Cup and dishes have green mold in it ..rent had been delay for 2 weeks..paying rent upon request. Fast forward 7 weeks later after 2 long talk to discuess the issue everything still remains as status quo. Advice?

Did you friend's colleague sign a lease? if not, that shouldn't be too difficult. If so, then there's a whole slew of resident RFD expert on the tenant agreements here to help

If your friend is only renting a room and they share kitchen bathroom, then the land lord tenant act doesn't apply (ontario). So in these cases it is a lot easier to get rid of them.

edit: just read you are in Sask., don't know the rules there.

Isn't there some law where you can't evict someone during the Winter months or something?

Seriously though, if you want to stay out of trouble, check the legislation in your province and do it legally.

Bingo!!!!! exactly right there. Landlord tenancy rules don't apply.

take all his stuff out of the house, change the locks and tell him to leave.

But give him one months notice just to be civil and courteous (also to make sure he doesn't fireball your house at 3 am when he is locked out)

LOL...I think you missed the point. The Landlord Tenancy law of Ontario don't apply. All provinces have LT laws of their own, you don't know what they are in Saskatchewan so you really shouldn't be giving advice that may be illegal.

How do you know I don't know the sask landlord tenancy laws?

Because you arrived at your conclusion by quoting a post saying the Ontario LT laws don't apply in Saskatchewan....

And because if you do know the Sask. LT laws, you would have said what they are in this respect.

Any other easy questions?

no no no.. you jumped to the conclusion that I was refering to Ontario laws applying to Saskatchewan because I quoted the Ontario rule.

In my post I never said Ontario rules apply to saskatchewan. I reiterated in the statement that the quotee said by stating that since the renter is living under the same roof as the landlord (sharing the same kitchen), the landlord tenancy rule do not apply.

Let it go, you're losing. The person you were quoting was referring to Ontario laws and you were agreeing.

It would not be legal.

By the title "dirty tanent", despite the obivious spelling error, I thought maybe somebody wanted to evict Britney Spears. She's filthy dirty.

Why is it that every time a person asks for advice some smart @ss has to come along and hound OP about the spelling or grammar?. You learn english. Start you sentances with a capital and end them with a period.
