View Full Version : Yonge & Finch/Sheppard Condo (Ultima I vs II?) Question

I am looking to buy my first condo in a few months, and I am looking mainly at the condos on Yonge between finch & Sheppard, especially the ones with direct underground access to subway or shopping center / empress walk.
I am looking mainly at the ultima I & II (4968/4978 yonge) condo now, and I have a bunch of question I hope someone can answer for me.
1) Can someone tell me what's the main difference between the Utima I & II? Are they pretty much the same in-terms of floorplan, layout, price, features...etc?
2) If the price/size/layout is the same between Ultima I & II, which one should I buy?
3) On some website, it says Ultima I has $0.37/sqft condo fee, and Ultima II has $0.52/sqft condo fee. Is that true? If so, why is that?
4) How much should I be looking at nowaday for the smallest 1 bedroom / 1 bathroom unit. Most of them listed on MLS.ca at around 229K-250K
5) What's the typical price difference between ...say a 8th floor and a 15th floor unit of the same layout?
6) Any suggestion for other condo near the area with direct underground access to TTC & shopping center?
7) Does small/low-value condo price react less to market price changes? (i.e. go up less % when housing market go up, and go down less % when housing market go down, compares to like a 500K+ home)
8) Anyone knows where I can find complete layout & floor plans on the ultima condos?

Umm I heard hospitals like TGH, TWH, sainai and camh are converting their floors into condominiums ... if you lucky enough to stand in a long line of waiting customers you might actually score one and resell it for higher profit.

I doubt that many people have in-depth knowledge about these two projects specifically, hence, the lack of replies. If you want to know specifically about those two projects, you should speak to a real estate agent who is familiar with that area.
This isn't always true, but generally, you pay higher condo fees because of additional amenities. If one of the buildings has a higher maintenance fee, it's probably because of additional amenities they offer. Also, I don't know about the resale market, but when you are purchasing a new condo, I believe it's about $500 extra for each floor you go up.
As for other condos in area, but my parents purchased a penthouse unit in Emerald Park a little while ago, and Tridel just had VIP sales for the Hullmark Center. I don't know if you are interested in buying new but both of those buildings are going up at Yonge and Sheppard and will have underground access to the subway and retail space.

you will get better answer if you go to their sales centre, if they still have unsold units
if the building is already build and sold out, and you can only buy 2nd hand, then you have to ask these questions to the seller's agent.

I looked at these buildings back in April when I was shopping. My answers are below. Hope it helps!

I can't remember which is which. But the North Tower was built a few years earlier than the South Tower. From what I can remember, the North Tower units were a bit bigger. Price will determine the size / condition / options / etc. not which tower the unit is in.
2) If the price/size/layout is the same between Ultima I & II, which one should I buy?
Which ever one you find a good unit in. You shouldn't let the tower decide which unit you buy.

Your real estate agent's MLS listing should be able to tell you what the real condo fees are. Both towers share the same facilities and should have the same fees.

Can't really answer this. It will depend on the unit's condition, options, etc.

Generally the units per floor are mostly the same. i.e. Unit 810 has the same layout as 1510 (within the same tower). The main difference is you get a better view with the higher floor.

Tell your real estate agent this. They will be able to pull up the list. There are condos right on top of Empress Walk that also has direct access.

Yes. I've found that smaller (less desirable units) generally don't appreciate as quickly as larger units.

I didn't want to go with an agent just yet because I am not planning on making a purchase until dec/jan...so I thought I should do some research myself before hand.
Most unit I am seeing are about 200K-250K for just a 1bedrooms/1bathroom 550sqft unit... >:(

Dec / Jan is just a couple months away. I would go to an agent pretty soon. Don't forget, you'll want to look around a bit before you buy. If you've settled on one of the Ultima condos, you may need several months for the right one in your price range, size, condition to become available.
