View Full Version : UPDATED: Anyone ever used Envoy/Mortgage Intelligence broker service for a mortgage?

I am renewing my mortgage next month, and want to go through a broker to get a decent rate without all the legwork. I don't have any prior relationships with a broker around here, so don't really have anything to go on, then came across this service by Envoy / Costco.

Basically, in addition to the mortgage, because I am an executive Costco member I will get a cash card for $10 / $10,000 of mortgage value.

Was wondering if anyone has used mortgage brokerage services through this program or through Envoy by other means - are they decent brokers? I don't want to sacrifice 0.5% in interest rate to get a couple hundred in cash cards.

They seem like a large-scale broker so maybe they would have more clout than these smaller local firms?

EDIT: Submitted my forms today, I have been made aware the company refers you to services provided by "Mortgage Intelligence", anyone heard of them? Again, Google searches turn up hits but no reviews.

You don't have to go local for a mortgage broker. Although a face to face meeting is preferred, the entire transaction can be done over the fax, phone and email from any part of the country. Your solicitor is the one who must meet you in person, but there is no such requirement for mortgage brokers.

I know this already - but there are a plethora of mortgage brokers here locally alone, I am not going to comparison shop for a broker nationwide, since the broker is the one supposed to be doing the comparison shopping for me in the first place... ?

I just want to know if anyone has ever dealt specifically with \envoy mortgage brokerage service and if they are reputable.

Filled out my paperwork to see what happens - the Envoy rep. told me that Envoy is actually a referral service for "Mortgage Intelligence". Seems to be a GMAC broker. Anyone used them?

My mortgage broker is from mortgage intelligence (referred by my RE agent), and I also have my mortgage through GMAC. Nothing to complain about, but havent really compared it to anything else, since it was our first house.

I think I spelled it out already.. I am renewing my mortgage, so am looking for a mortgage. I don't care much about these special HELOC+Mortgage account things, If I want a HELOC I will open a seperate one at my bank.

The broker has not contacted me yet so I don't know what is being offered, I imagine that will take a day or two.

Your post doesn't exactly suggest if you are interested in a variable rate (open or closed) or a fixed rate mortgage. Who said anything about a "special HELOC+Mortgage account thing?"

So far I have been offered P-0.6 on an open variable, or 5.44% on a 5 year fixed. To me these are pretty good rates ( I have a pretty small mortgage so I doubt I can get P-0.75 like some are getting).

The broker encouraged me to shop around as well so I have an appointment at BMO (my current bank) on Friday to see if they will meet or beat this offer.
