View Full Version : where to look to buy unbuilt house/home...

hey,
i need some advice.
Am looking to purchase a new/unbuilt home but want it to be new. i would like to purchase it next year(not necessarily move in next year but at least own the unbuilt property next year so i can move in by next year ending or 09')
anyways,I am looking towards the woodbridge/vaughan/concord, North York areas.
My questions;
1. How does one proceed on finding unbuilt/new homes?
2. Is there a website i can go to for builders or listing with areas with unbuilt homes in progress or such etc....
3. Also, say i find a place, how do i proceed with purchasing it before it gets built?
4. Do i have to make a deposit before building starts or at time of closing etc....
5. Do i have to get pre-approved for mortgage?
6. What do builders require(or what is required in general) from a person if he/she wants to purchase an unbuilt/new?

You are just looking to buy a new house?

1. Find a GO station and pick up a copy of New Homes. You'll find at least 100 builders in there advertising their production homes for the GTA.

2. There are many.

3. You talk to the sales person for that builder, get a purchase agreement and go over it with your lawyer.

4. Yes. You put a progressive deposits down when you have decided which house you wish to purchase. A payment schedule will be explained to you by the salesperson.

5. Yes. Otherwise they have no proof of you being able to purchase the house.

6. Money and patience.

Once you've picked your location and signed the papers, then the real fun begins. Just make sure you take lots of pictures during the construction.
