After some consideration I gave up on the Warden and St Clair location. My next on list will be the Rouge Hill (Morningside / Sheppard). I drove around for a bit today and it seems to be ok. Lots of newly built houses. Any comment on that location?

one of my friends lives in a condo by Hwy 401 & Meadowvale.
It's very quiet and lonely.
Only cuz it's the end part of Toronto.
I'm sure the price of house/condo will be cheaper than other places.

it looks nice, but it's really kinda ghetto. lots of those "nice" housing complexes are actually gov't housing. Just take a look at the people who live in those houses.

As a rule of thumb, I just avoid Scarborough...

My former Scarborough neighbourhood area isn't so bad, it's actually pretty nice.

Bounded by Military Trail, 401, Morningside and Neilson (well to the West of Neilson is included)

Only bad sore nearby the area would be Mornelle and Livonia, otherwise it's fairly 'far' from Malvern, and farther from Galloway. You have choices for older 50 yearold houses, newer 20 yearold houses, and new < 3 yearold houses in the area.

Hospital Nearby, huge park within bike riding distance etc..

The new subdivision north at the end of Morningside/Finch is nice, just on the outskirts of Malvern, which seems fairly nice.

As a rule of thumb, I just avoid Scarborough...

you know, it's funny you mentioned it .. i used to live in scarborough and everybody's saying to avoid North York, mainly Jane & Finch.

When I move to North York @ Yonge&Finch, they say avoid downtown T.O and South Etobicoke.

My friend who now lives in Richmond Hill, is saying SCAR-lem is bad - mainly Markham&Lawrence. fyi, he used to live by China-town in DundasWest&Spadina.

Now, I live in Vaughan, no body really's saying anything that the area is nice and stuff. I'm sure someone will say bad things about where I am now.

Was my point? Someone you know that knows someone thats saying certain area is bad. I believe we're all fortunate enough that we have places to go home to - others don't.

Was my point? Someone you know that knows someone thats saying certain area is bad. I believe we're all fortunate enough that we have places to go home to - others don't.

Not sure what your point is, gerbil... but I believe that it IS possible to prove that certain areas are "safer" than others - statistics.

Mississauga has won the title of "safest city in Canada" for the majority of the past 10-15 years, AFAIK. Don't know if it still holds that title, but I'm sure it's still up there.

In addition, anecdotal experiences can go a long way to moulding one's impression of a region of the city. I have a cousin whose apartment in Scarborough was broken into at least once. Another family friend who had their car stolen from their driveway TWICE (first car and insurance replacement). And he lived in that area described by BOORT above!

My point? I have a similar number of family friends living in Mississauga and nothing's ever happened to them, over the same time period...

Not sure what your point is, gerbil... but I believe that it IS possible to prove that certain areas are "safer" than others - statistics.

Statistics can be used to prove anything. 40% of all people know that.

holy crap! my aunt lives by the new area on South-West side of Morningside and 401.
There are two recent developments in that area, the one just off of Morningside, and another deeper in...

Never heard of anything happen in the area where I lived, cept for that gruesome cop slaying at Ellesemere/Neilson, but like I said, bad area south of Military trail.

While visiting his friends in Vaughn, my dad's Cadlliac had his tail lights stolen. Yes, just the tail lights on his 1989 Fleetwood!

thats why i mentioned that it was Malvern... your property value will go no where fast if you arent planning to move its great. i wouldn't suggest that area for a starter home. Malvern isnt as ghetto as it use to be, but property values are pretty crappy.

Meadowvale and Sheppard is fine. Beautiful area, right on the edge of the metro zoo and the Rouge Valley. But if you are moving that far east, might as well just live in Pickering.

Not the area South West of this intersection. This area's gotten worse over time. This is where someone was shot execution style a couple years ago.

I live on Markham and Lawrence, and from the looks of it, Markham and Lawrence is better than some other areas in Scarborough. My dad made a quick decision buying a house here 4 years ago, but hopefully I will be gone to Richmond Hill by the end of this month :D

Markham and Lawrence used to be a great area (south of Lawrence, West of Markham) back in the day. My grandparents used to live there when I was growing up, and lived directly across from Punch Imlach, the legandary coach/GM of the Leafs. It was a well kept, nice area. But I must admit, I've driven around there recently and it looks a lot worse than 25 years ago.

Markham and Lawrence/Ellesmere can be pretty ghetto. Lots of drug money in the area.

Take it from a guy who lives in Rouge Hill.
I purchased my house 1 year ago for 320k and sold it a week ago for 374k.
Now i'm in the process of purchasing another house in Rouge Hill for 540k.
You'll love it here, This community has a lot of wealth, social committees and festivals.

Soon as you past the 416 your property tax goes up by 50% - 150% of what you pay in Toronto. That money is better spent on your mortgage.
