As real estate price is growing fast Toronto and area, I am wondering if prices for new houses are negotiable, especially those in the good neighbour? Anyone recently bought a new home ? Please share your experience.

No. You might be able to negotiate some upgrades, that's about it.

Depends on the builder... depends where... if they are having a hard time selling.. etc etc.
They generally pay a certain commission to your buyers agent so go in to the sales center and ask if you get a discount/free upgrades if you buy without a buyers agent. If they say no, then go back with one and let them do the work.

If you dont want to pay the price then some other dummy will pay it.
So there is no negotiation really.
The reason that house prices is so high is because BUYERS have bid up the prices.

about 20% of home buyers over the last 4 years are overleveraged because they took on too much mortgage. In another year or two when these people have to get new mortgage at slightly higher rates they will not be able to afford the house so there will be many motivated sellers. Just wait for the deals to come

The op is talking about new, pre-construction homes. Unless he's looking to buy in Las Vegas or some other place with massive amounts of inventory, there will be very few to no motivated sellers.
