Um, as soon as you decide you want to buy the house?
And then at least a couple of weeks before closing and they'll tell you what they need from there.

Than we are "lucky" one. We have less than a week till our closing and our lawyer office keeps saying not to worry. They are just too busy because they have to process too many files.

If all of the paperwork is in order: mortgage documents, insurance binder, etc, etc., then, depending on how your mortgage company likes to do things, your lawyer should have you in a couple of days before closing to sign everything. At least, thats how it worked for us.

If you call them in advance, you get a cheaper price, but they can even do it in 1 or 2 days, but the price usually changes.

I consider that we contacted then in advance. More than a year ago
It seems they took more clients than they can actually handle.
