Greetings RFD'ers!
I'm looking to purchase a new home in the Markham-Stouffville area. I'd prefer to purchase in a phase 1 development if possible, but am open to anything.
Anyone have any leads/advice/tips? Is anyone else going through the same thing?
Thanks team RFD

You need to narrow the area down. There are tonnes of new houses for sales in both towns.

My mistake. I was hoping to be close to the hospital or along the 407 if possible.
Thanks.

We are currently waiting for our new house, and it's located right by the hospital. There are tonnes of new houses by that area, known as Cornell. There are 4 areas within Cornell: Cornell Village, Upper Cornell, Cornell Rouge, and Grand Cornell.
Cornell Village is the original community, and IMO the nicest. It's a very nice area and has a small community feel for it. More downtown-like as opposed to the typical suburb feel. The other three are very new. Our's is in Cornell Rouge. At this time, the houses are a good value compared to the other developments further West in Markham.
Here are a few sites with more info:

Aside from Cornell, there is the Boxgrove (Legacy and new development) area which is just south of the 407 on 9th line. This area has been discussed a few times in the past, so do a quick search.
Hope that helps.

Thanks for the info MR2, I'll surely be looking into both of them.
Is there any particular reason you picked Cornell over Boxgrove?
Thanks :)

We actually bought a house with Starlane in Boxgrove, but we backed out of the contract within the 7 day grace period. In a nutshell, we did this because we had very little confidence that the area would be nice looking in 10 years. That is, it will look crappy like many of the other communities in south Markham (ie. unmowed lawns, non-existent gardens, cracking driveways, roofs falling apart, etc). I'm not saying that it's 100%, but I think the chances are very high.

We bought ours through Arista Homes in Boxgrove still waiting for August closing but if you are interested in any of the Arista models we can work out something is what they call a Referral plan where they give $1K for every friend recommendtion that ends up in a sale. I would be happy to split it half & half with you. I am only recommending this if you like any property with this builder. Either way Best of Luck in your decision.

Being a little lazy here, but do you know if any of these developments are still in phase 1?

In true RFD fashion, how about a 60/40 split for me? :D
Just kidding, thanks for the offer nasersid. I'll keep it in mind when checking out Boxgrove.

No, I don't think so. When we went about a year ago, Starlane was already in phase II.

You might want to check out buildinghomes dot ca, as they cover those areas and more. Talk to some of the buyers, see what they think of the homes they've purchased... It's a decent place to start your research. I wish I would have found that site before I purchased my home.
