I am interesting in the new homes in above area, which area is better?

I live in Richmond Hill, so my answer is biased but Richmond Hill is getting too crowded. Over the last 5-10 years, the population has shot up, the traffic is terrible at times, and when you drive down Yonge, Bayview, Bathurst all you see is houses, houses and more houses.
It was so much nicer when there was open land, farms and greenery. I'm actually thinking of moving out of Richmond Hill, somewhere a little less saturated.

I lived in Thornhill for 20 years before I moved west of Mississauga.
Both areas are very congested. It could take you up to 10 minutes to get out of your subdivision to get to a highway. That's on a good day, with no weather issues or accidents. House prices are not as high as the City of Toronto, but they're creeping up there.
Both areas have high quality builders (e.g. Aspen Ridge, Greenpark). Both areas are also close to established amenities (e.g. grocery stores, community centres). And the York Region District School Board has a history of producing great national education scores.
Your best bet is to visit the area, see if you can talk to the neighbours, and visit frequently, especially during high traffic times. You have to "live it" before you buy it. And if you're buying new, see if you can visit the actual site to get a feel for what will be around it. Considering both areas are booming, the land that's currently being developed may be the last chunks available (read: next to a moderate traffic railway line/abutting a busy highway).
