I had a home warranty with my last house with first national. Looking at buying a 40 y/o house now, and I wouldnt mind getting a home warranty similar to the one first national offered for at least 1 year. Ill be using CIBC for this mortgage though and I dont think I can get a home warranty through them.

Does anyone know of any companies that offer this home warranty without the attachment to the mortgage?

The first national one was free for the first year, then cost about $15-$20 a month after that. Covered electrical, plumbing and other issues that may have come up - with a minimal deductable.

Not too sure, but I beleive Scotia offers some silly little warranty. YOu best warranty is to hire a good home inspector to warn you of the defects or potential defects b4 you finalize the deal!!!!

Totaly different from a home inspection IMO - and we are getting an inspection done as a condition of sale.

In my last house about 6 months in we had some electrical problems and had to have an electrician in to fix the issue. Total cost was well above the $50 deductible we had to pay.

While a home inspector does a great job of telling you about what he sees, there can be a lot going on in a 40 year old home that he cant see. I think a 1 year warranty at even $20 a month is great peace of mind as you never know what some home owners have done with self renovations behind the walls and other unseen areas.
