I am currently on a month-to-month lease where either the landlord or the tenant (myself and my roommate) can terminate the lease with 2 months notice. I am moving out and need to give him the notice.

Does anyone have a template or suggestions on what to include in the letter? I want to send the letter via registered mail today or tomorrow.

uh... something as simple as this:

Mr. Landlord,

This letter is to notify you that on [INSERT DATE HERE] I will be moving out, thereby terminating my lease as per our agreement by providing you with X number of months notice.

Thank you,
[INSERT NAME]

Well at least that's what I do.

If you want this to be all legal and honest that letter must be in his hands before the first of the month. If it is not the 2 month notice starts on the first of the following month.

i made that maistake a few years ago.
I gave my notice on may1st, for the 30th of june.
nahuh...it's gotta be on the 30th or 31st, two months prior.

Aside from the above, if you don't trust your landlord, send it via registered mail so you have a record of when he/she received the notice.

Thanks for your replies! I've taken them all into account in my letter. Here is what I wrote:

Dear xxx:
RE: address - name

Please be advised, effective immediately, we are hereby giving notice that we will be vacating the above premises on May 31, 2006 as per our agreement representing two months notice.
Please find enclosed a cheque in the sum of $24, representing the balancing owing on the last month’s rent. A post-dated cheque for April was mailed to you previously.

I opted to send it by registered mail. They live in the GTA so they should received tomorrow (the 30th). I'll also give them a call today just to let them know.

You did read the part where it said IN HIS HANDS.

I would have driven it there.
