During a windstorm last month, a few shingles blew off my roof. Further inspection showed the entire roof needs replacement, due to age (approx. 15 year old roof). Just a question for anyone who recently had their roof done -
- how much did you pay (approx. size of my house is 2200 sq ft.)?
- how may quotes did you get? Did they vary?
- were you happy with the results?
- what kind of shingles do you recommend?
- who was the contractor? Any recommendations?

Make sure you find out if you need a re-shingling, or a complete new roof (all the plywood is removed and replaced with new plywood before the new first layer of shingles can go on. Code states that you can have 2 layers of shingles on a roof . If the whole house is only 15 yrs old, you should be able to get by with just a re-shingling on top of your current shingles. But if there is wood rot underneath from leaks, well....
Also look for corners turning up on the old shingles.. they are a sign that you dont have enough ventilation in the roof.

While code allows you to put another set of shingles overtop of a single layer of existing shingles, don't do it. Most manufacturers won't warrantee that situation and you will reduce the life of your existing shingles.

As to your other questions
- how much did you pay (approx. size of my house is 2200 sq ft.)?
Usually all over the map. You could pay $1 to $2 per sq ft for installation and anywhere from $.50 to $1 per foot for the product. so anywhere from $1.50 to $3 per square foot is a rough estimate ... but I am in the lower mainland in BC so your pricing may vary.

- how may quotes did you get? Did they vary?
Get at least 3 and, as I said, they will be all over the map

- were you happy with the results? I did the installation myself. The quality is better than I would get out of your above average roofing contractor

- what kind of shingles do you recommend?
Get a 30 or 40 year alphalt / laminate type shingle.

- who was the contractor? Any recommendations?
